Selling Sedona Real Estate
Thinking of listing your Sedona real estate, home or property? It can be a stressful time when you need to sell you home, move and then buy or rent somewhere else. Before you even think about listing your home, you should go over this check list and make sure issues are taken care of and into account before scheduling a listing presentation.
Things to consider BEFORE you list:
- Are all repairs taken care of?
Make sure that anything you have been putting off, a leaky faucett, squeaky door, or even bigger items such as new roof or siding have been taken care of before you list. In this market, buyers will and can get a near perfect home. So you will want to take care of any issues they will see as a problem right off the bat. Buyers are looking for more than a home and square footage these days. They can buy a brand new home with granite countertops, stainless appliances and more. So unless you plan on pricing your home way below the new homes, you can be sure your buyers are going to want to see just as nice updates as in a new home. Remember, these are items you can get a return on once the home sells.
This is the biggest issue sellers face. What do I price it at. You can contact me for a brief CMA on your home but simply look around. What are the homes going for in your area? What do you have that they may not? Is the square footage comparable? You can also browse homes that have sold to find out what people really are paying for a house. There is nothing that turns off a buyer more than a dirty or cluttered house. If they can't move around in the house freely, they can't imagine themselves living there. - Get the buyers interested from the road!
Make sure the outside of the house makes buyers want to take a closer look. If the grass is not mowed, house not painted, and flowers are all dead, it doesn't tell a buyer that the inside is going to be much better. Keep trash cans hidden and all beds weeded and lawns mowed for maximum impact!
